Also referred to as Southgate, Dundalk is a small, rural farming community between Highway 10 and Highway 6, north of Highway 89.
Due to it’s more rural location, homes in Dundalk (Southgate) are much more affordable than in big city centres.
While rapid growth is a great thing for property values it is taking away some of that small-town charm that many came here for.
Southgate is the embodiment small and quiet town
With the addition of numerous new neighbourhoods, and no new schools in progress, it has left schools over-crowded.
You can’t have a small town but still have all the amenities of a big city, but there are a definitely things missing here that could make life a lot more convenient. Eg. a larger grocery store, restaurants, etc.
Average ulitity and property taxes tend to be lower here than in bigger city centres. Also, with such a large farming community residents can generally find in-season produce at roadside stands, tax-free, for a fraction of the cost in stores.
The lack of employement means many commute for close to an hour each way. However, for many the affordable housing and cost of living far outweighs the commute.
